1. What is the Homeowners Concept Advantage?
Homeowners Concept offers the best of both worlds. Much lower commissions AND real estate expertise often missing when paying 5, 6 or 7%. We charge just 1.5% if you show your own home or 4.4% if we show it. Not only do we charge much less than a traditional office but our focus is on marketing properties rather than agents giving you the opportunity to work with a veteran Realtor. Our real estate Professionals sell 3 to 4 times more homes than the average agent and have been in business for 17+ years (versus 4.5 years industry average).
2. How can you offer more marketing, more experience and charge so much less?
We sell a lot of homes and do it in an extremely efficient way. The traditional model is very inefficient. A big chunk of the 6% commission goes toward marketing the agents and the company to get more sellers to pay the high commission (after all, paying 6% is a hard sell and 6% is the highest commission paid in the industrialized world). Because so much time and money is spent trying to convince sellers to pay exorbitant commissions, the traditional 5, 6 or 7% commission office has a high turnover of agents. Agents enter and leave the business constantly. They count on each agent to at least attract a relative/friend or spend a lot of time and money to attract a client outside their network. Traditional agents are left with much less time to do actual real estate work and stay in business long enough to become veterans in the industry. After a couple of years in business many quit or resort to working part time having another job elsewhere to survive (only about 10% of agents stay in business past 2 years!). On the flip side, our real estate Professionals don't have to market themselves and we make every effort to hire just enough dedicated experienced real estate Professionals so that they make a decent living. Our marketing is almost exclusively geared to promoting the properties for sale which is good for our clients and our long term survival as evidenced by our 25 yrs in business.
3. What am I missing compared to traditional high commission agencies?
You're missing nothing. Actually you gain more marketing for your property via our exclusive magazine and highly trafficked website (for the complete list of the massive marketing we offer Click Here ) and work with a true real estate expert, for much less.
4. Do you offer MLS and is there a charge for it?
MLS is at your option and there is NO charge to be in MLS. If and when another Realtor writes an offer that you accept and close, the other Realtor will be compensated 2 to 2.4% of sales price (average for SE-WI). The worst case scenario then, is a total of 3.9% commission (1.5+2.4) which still amounts to thousands of dollars less than 6%. About 40% of the homes end up in the worst case camp. Whichever way the property sells, each seller walks away a winner having saved thousands of dollars over a 6% commission!
5. What if I cannot show my property?
Not a problem. We can accommodate showing your home for a fee of 4.4%. This is our premier program where an expert Real Estate Professional will be at private showings and open houses and you will still save thousands over a 6% commission. You can switch to this program at any time.
6. Aren't there companies that can sell a home even less expensive than you?
There have always been small companies offering deep discounts or flat upfront fees just to enter a home in MLS (none have been around for more than a few years). None can offer the extensive exposure we offer and have a highly skilled Realtor base for less. It is virtually impossible. Paying less you WILL BE compromising saleability of your property and getting less for it. No question about it! Trying to save a few hundred dollars more will cost you thousands less on the price because it takes much longer to sell and give up too much during negotiations or inspection. Most of these companies are just 1 or 2 person outfits. Flat Fee, MLS only brokers, could care less if the home sells. Once you hand them a $400 to $500 check, they’ve been paid. There is no longer an interest in “getting the home sold.” This is not real estate, this is data entry and some refer to it as “the crime of the century”. Every year we sign up clients who tried these small companies without success and many times having wasted hundreds of dollars upfront and suffered a lot of aggravation.
7. I understand brokers charge an administrative fee at closing, do you and how do you compare?
Most high commission companies charge an administrative fee of anywhere from $195 to as high as $595 at closing even though the nomimal fee is just $95 (usually charged by the title insurance company). THIS is above and beyond the 5%, 6% or 7% commission one pays with these companies. We do NOT charge any more than the nomimal fee AND you pay much less to sell and have a truly skilled Realtor on your side.
8. Do I deal directly with one of your experienced real estate Professionals or am I given to a team of assistants.
You work directly with the skilled real estate Professional who comes to list your home, rather than lower-level assistants. Many so-called top producers in the high commission world do not plan to have much contact with you after you have signed the listing agreement. And they need to get that high commission, in order to pay all the members of their staff.
9. Do you work evenings and weekends and are you at least available (on call) by telephone during those times?
Many traditional agents consider it an intrusion into their personal lives if clients call them outside regular business hours. At Homeowners Concept, we realize that people who have job responsibilities during business hours will NEED to communicate at other times.
